Your home has expired from the multiple listing service (MLS) and you have an agonizing decision before you.. Do you renew now, wait for the market to improve, make a change in Realtors, give up and remain in your home? For many, this is a real dilemma.

Before you renew with your old Realtor again, stop to consider a few facts.

Yes you do have options.

One option is too renew your listing with your present realtor. But ask yourself, what will she or he do differently in the next 6 months. Most likely you will be told that there are no buyers out in the market and you need to reduce the price. ( You may indeed be called upon to reduce the price but don’t do it until you find out exactly why the reduction is necessary.) If your home goes down in value, and you’ve reduced the price, and it still does not sell in the next 6 months, what will you (and your Realtor) do then?

Another option is a fresh approach, a fresh look at the market and your unique situation. You have been, or soon will be bombarded with mail regarding your expired listing. Changing the sign will not automatically help you. Chances are, your home is worth more now then it will be in six months. You don’t have time to waste.
