The Real Estate market looks like its bottoming out and for now, interest rates are low. And as we all know, the opposite of this market pattern of deflation is inflation. So brace yourselves for although rates are low now, they will soon be climbing. There is no way to predict exactly how high, just as we cannot predict how high unemployment will eventually get. Despite inventories beginning to shrink we can still have about 9-13 months inventory on the market.
This market has challenged us all and led many of us to search for new strategies to enable us to cope with a lethargic business climate. To that end I am unveiling my campaign as “The Dennis J Rath Selling Team”. I have brought together a group of Real Estate and Technology specialists in order to remain better prepared to serve your interests. Let’s examine how this team approach will benefit you in a confusing real estate market, whether you are a buyer or seller, a nester or an investor.
The real estate profession has changed dramatically in the last two decades. It was not so long ago that realtors used Polaroid photos and glue sticks to concoct listing presentations. And newspaper advertisements weren’t just the cornerstone of many a marketing plan, it was the only available method of advertising. Interested buyers were given dot matrix print outs of MLS entries and were forced to do costly, time consuming drive-bys in order to evaluate prospective homes. That’s enough of a trip down memory lane.
Why now a team approach? Because the real estate business has changed, and we must all change and adapt as we go. While I am blessed to be able to serve you, establishing the personal relationships with my clients is one of the few aspects of this business that has not changed and must not ever change. Investing in state of the art technology will assist me in selling homes, but it must never interfere with my relationship with you. You are the most important part of any real estate transaction. You are the client.
Where once a realtor could operate effectively as a lone wolf, today’s market is too busy, too vast for an individual agent to successfully manage all the aspects of marketing, advertising, internet resourcing, analysis, negotiation, and closure of a sales contract.
In today’s trade, I have two people that just do online marketing. Statistics tell us that 92% of today’s home buyers will never consult any print advertisement to find their home? We make extensive us of outlets like Craig’s List, Utube, Yahoo, Google, Realtor . com and 49 other websites. Why is that important? Because, this is where today’s buyers begin the search for a new home. I have heard as recently as last week a Realtor ask me why I waste all that time and money on the web. Clearly the message doesn’t penetrate all interested parties! Unfortunately, statistics also show us that as many as 80% of today’s Realtors still use print advertisement as the mainstay of their marketing plan. I have invested in and am the only Realtor in my market that has The Home Zone. What does that mean to you ? It is another marketing tool. A prospective buyer equipped with a smart phone view a virtual tour of one of my listings and with a push of a button can be connected to me or one of my team to ask a question or set an appointment. In today’s market, sales can happen just like that. Today’s buyer is often too busy and therefore has a very short attention span. Sometimes instant gratification can be key to a marketing success.
For Sellers and their special needs we have some new programs top offer:
1) “The Sellers Incentive Club” this is where a selling Realtor can win $10,000.00 for selling one of my homes. (yes that’s real money) Some Realtors will show my homes before others in the same price range because of this program.
2) “The Coming Soon Listing This program” teases buyers. While the seller is getting the home ready to put on the market, we pre-market the home but no showings are allowed. Can you say Anticipation?
3) “The Immediate Buyout Program” This is the program when a seller needs a quick resolution . Once an offer is accepted this deal usually can close in about 30 days.
